PLANNING COMMISSION ZONING WORK SESSION Wednesday, April 14, 2004 Present: Mr. Brush, Mr. Hoffman, Ms. Russell, Ms. Hunt, Dr. Walker, Mr. Bruguiere, Mr. Harman Absent: Ms. Proulx Commissioners continued their review of Chapter 2: General Regulations dealing with Accessory Apartments, Walls & Fences, Resource Extraction and Home Occupations. Under Home Occupations, Commissioners deleted the section that allowed home occupations to be conducted by only direct family members residing on the premises and not more than one person who is not a direct family member. They agreed to replace that section with the language in the existing ordinance, changing the number of employees allowed as follows: Home Occupation, class A: An occupation carried on by the occupant of a dwelling as a secondary use with which there is no display, and not more than two (2) person is employed, other than members of the family residing on the premises such as the rental of rooms to tourists, the preparation of food products for sale, and similar activities; beauty parlors, professional offices such as medical, dental, legal, engineering, and architectural offices conducted within a dwelling or accessory building by the occupant. Home Occupation, class B: An occupation carried on by the occupant of a dwelling as a secondary use in connection with which there is no display, and not more than four (4) persons are employed, other than members of the family residing on the premises such as the rental of rooms to tourists, the preparation of food products for sale, and similar activities; beauty parlors, professional offices such as medical, dental, legal, engineering, and architectural offices conducted within a dwelling or accessory building by the occupant. Commissioners agreed that the two classes would be needed to restrict home occupations in higher density residential areas to fewer employees. Commissioners also edited the list of those uses included as home occupations and those that are not. Commissioners also reviewed sections on Lot & Yard Requirements and Modifications, Public Hearings and Violations & Penalties.
